· A written list of the features and upgrades of your home should be available with the sign in sheet. 

· Know the distances to schools and shopping centers and include it on the feature sheet. Does the bus stop on your street? 

· Provide a home warranty and promote it.  

· Have on hand the manuals and warranties for household fundamentals such as the air conditioner, furnace, kitchen appliances, roof, carpeting, etc.  

· If yours is a family friendly neighborhood, be sure to mention that you have block parties; block captains, great neighbors, and kids play pickup games in street, etc.  This is great selling point for families.

·Provide information regarding utility costs, any neighborhood fees, etc.

·Provide a Comparative Market Analysis.This specifies what similar properties in your area have sold for during the past three months.It provides a point of reference for your home’s value.
