Survey Details

The title company will order the survey once we have completed the negotiating of the inspections.  There will be a required form called the “title and survey work order form”   we will sign this when the inspection negotiations are done, and I will send it to the title company representative.    They will order the survey for you and the cost of the survey will be included in your closing costs.

Essentially, we will either get a spot survey, or a stake survey done.  If there is a fence, I would recommend a “spot survey” which means they go out there with all their equipment and then make a drawing of the property lines.  People only typically get the more expensive “stake survey” when there is no fence yet, and they are intending to put up a fence. The survey company will actually put stakes in the ground to mark the property lines. 

This survey will help the title company to see if there are any encumbrances (like if your driveway is partially on the neighbor’s property line) or easements (like if the utility companies have a right to access the property for utility lines).    Easements like that are fairly normal, and encumbrances are not.  If we have any on your home,  then the seller, listing realtor, and your Hermann London agent will try to convince the neighbor to sign a release so it will never be your problem. 

You wont have to pay for this until closing, as its part of your closing costs, and we don’t typically order it until after inspection resolutions, because once the Survey is completed, you will be responsible for paying for it regardless of if you close or not.
