We’re NOT Exclusive !
While I was looking through some of the marketing and advertising of other Realtor agencies here in St. Louis I noticed an interesting trend. If you search google for “St. Louis Buyers Agent Realtor”, The Hermann London Website comes up Number 1 in the organic listings, but most of the other results are for “Exclusive Buyers Agents” type of Real Estate Agencies.
Hermann London Agents are NOT exclusive! Part of our power comes from the fact that we understand all sides of the transaction. Whether we are representing the buyer or seller in a deal, we can still get into the mind of the other party, because we represent people on that side of the transaction all the time too.
It makes a deal harder when the other party is out of touch with reality on what is happening in todays market.
For example, I was recently representing a buyer who was purchasing a For Sale By Owner (FSBO) property, and the seller was outraged that we would ask for him to pay 3% of closing costs for the buyer. He stated that no sellers are paying 3% closing costs these days, at most its 1.5% and the most lenders will not allow 3% closing costs. He was dead wrong. The majority of the deals I see have the seller paying 3% of the sales price towards closing costs. The lender on the deal said that every deal he has done in 2008 had the seller paying 3% of closing costs. The moral to the story I guess is that if we were representing the seller in that transaction, we could have avoided his confusion, and explained that it is commonplace.
You will be much better handled with a seasoned Realtor who has been involved in many buy and sell transactions.
