When all of your personal items have been removed from the house there is no place to hide any of your secrets anymore. This is a compelling reason to not have hidden any secrets in the first place. If the buyers all the sudden find out there was a broken window hidden behind that cabinet, or that there is a leaky faucet that was hidden by all of the stuff you had under the sink, todays the day they will find it. A thorough Realtor will encourage their buyers to check all the appliances, look under the sinks for leaks, open and close all the doors, make sure the heating and A/C are working, make sure there aren’t any new problems they didn’t know about, etc. On a more positive note, the final walk through can be an excellent opportunity for you to meet the buyers, tell them about the nuances of the house, inform them of some of the neighborhood gossip, pass on information about how the systems work, and give them your new mailing address in case they receive mail for you. Whether you are investor completing a quick flip, or a family who has lived in the home for many great years, take some time to say goodbye to the house, remember all the good times, and move on to your next property. If you are to the final walk through it’s a good day, your Realtor has sold your house.
